Flat buyers in two housing projects have reportedly been left in a state of dilemma after the Odisha Real Estate Regulatory Authority (ORERA) cancelled the registration certificates of two housing projects. The revoke comes after the developer was found to have allegedly used railway land for building an approach road to the flats.
As per reports, the firm allegedly violated regulations by building roads and initiating the two housing projects without proper approval.
Two of the projects are in the Mancheswar area, Bhubaneswar. While ORERA has revoked the registration certificate of one of the projects, it has reportedly directed the developer to get a no-objection certificate (NOC) from the railways within two months for the other project.
This decision by ORERA has impacted flat buyers here as many of them have already occupied their houses. By any chance, the Railway denies NOC, they will have no access to their houses without the approach road.
Earlier, ORERA had frozen the bank accounts associated with the firm identified as Harshapriya Neelachal projects named 'HN Courtyard' and 'Mahalakshmi Nivas'.
Additionally, ORERA imposed restrictions on the sales of unsold flats in the Mahalakshmi Nivas project.
"You are hereby informed that the registration granted to your project "HN Courtyard" vide Registration Certificate No. RP/19/2024/01166 dtd. 29-05- 2024 is revoked for the reasons set out below," read the notification issued by ORERA.
